OUR FEES
We offer a fixed fee for this type of service which is based on the value of the property in question. The prices below are for our legal fees for the complete service which includes:
Taking your initial instructions, undertaking due diligence exercises on the property, carrying out searches and raising enquiries, managing and exchanging contracts on your behalf, ensuring funds are transferred properly for completing the transfer of property, and registering the property in your name.

The above fee sale is based on selling a freehold property. We charge an additional fee (Minimum £300 plus VAT £60) for leasehold properties which depends on the extra work involved. Please contact us for a bespoke quote. If you are selling a flat there is likely to be a fee payable to the Management Company for their sale package, fee varies.

Kassey DAVIES
Solicitor
Kassey joined Whittinghams on the 21st November 2022 and is Bridgend born and bred. She is a fluent Welsh speaker having attended Ysgol Gyfun Llanhari. Kassey has eight years’ experience in dealing with conveyancing matters, initially as a paralegal and a trainee solicitor before qualifying as a solicitor in January 2021.

Qualified: 1980
Mike is the firm’s senior conveyancing and probate partner and has been practising in the Borough for over forty years. He is a Graduate of the University of the West of England but went to school locally and lives in Bridgend with his family. He is based at our Porthcawl Office and undertakes residential conveyancing and advises on Wills, Probate, Lasting Powers of Attorney, Court of Protection applications and equity release mortgages. Mike has been a member and officer of the Lions Club of Bridgend for many years and has for a good deal of the time advised the Lions Organisation nationally on legal matters.
JAMES GREENWAY

James has a law degree from the University of the West of England and is a qualified Licenced Conveyancer. James has been with Whittinghams since 2013 and in that time has gained a good deal of knowledge and experience as part of the conveyancing team.

OUR PROCESS
PURCHASES & SALES
STAGE 1
Taking Instructions
At this stage we will establish contact with everyone involved, and collect all relevant documents and information required to get the process started.
STAGE 2
Pre-Contract
This is where we do our due diligence. We obtain the necessary legal searches on the property and raise enquiries as well as reviewing the deeds and related paperwork to ensure good title to the property. If we do see anything out of the ordinary, we’ll discuss it with you and work out how to move forward. When you’re selling a property with us, we respond to the new buyer’s queries and they obtain the searches.
On checking the title, we draft up a contract to confirm the terms of the property transfer. Once the contract is approved it can be signed along with the transfer. We’ll then invite you to sign it and transfer us your deposit if you’re purchasing.
STAGE 3
Exchanging Contracts
At the point where contracts are exchanged the transfer of property becomes binding. We will transfer your deposit if you’re purchasing and agree a ‘completion date’ which is when we will transfer ownership.
STAGE 4
Completion
This is the day that the transfer is completed. Solicitors will confirm the transfer of funds due, and the keys are released from your estate agents – congratulations on owning your new home!
STAGE 5
Post Completion
Following completion, we will set about arranging the payment of any land tax due, and the registration of the transfer of property with the Land Registry.
MORTGAGES & RE-MORTGAGES
STAGE 1
Reviewing the Mortgage
When it comes to mortgages, we are required to review the offer as well as the other property documents (e.g. deeds). We’ll check over your mortgage offer and make sure all the conditions are met. We may have to carry out some searches on the property at this point as well, to satisfy your mortgage lender.
STAGE 2
Arranging Completion
Once your lender and you are content with the offer and that conditions have been met you sign the Mortgage Deed. We then get an up-to-date settlement figure for your existing mortgage and we set a date to transfer all of the funds.
STAGE 3
Completion
On the day of completion we will settle any existing mortgages and we transfer any money left over to you. Finally, we register your new mortgage at the Land Registry.
